Many people are considering a loan modification to be able to stay in their houses. In some instances, these people need ask themselves whether they should stay in their house in the first place. There are some things that they should consider.

For instances, they should obviously realize if they could afford the present mortgage or a future payment after a mortgage modification. If they think they can’t, they are probably better served by giving back the house. Most banks will not approve a mortgage modification to a homeowner who can’t proof that they could pay back the mortgage back.

Later, homeowners need to consider how much money they still owe in the home compared to how much the house is worth. If you owe $100,000 more than the house is valued at, then you could consider moving away and returning the house to the bank.

Of course, there are other considerations to think about. For instance, you may have a very strong emotional investment in your home. This could be so because you have lived in your home for a long time or perhaps because it is the one house your kids have grown in.

There is also the reality of your opportunities to buy another house after returning your home to the bank. You may need to rent for awhile until you get your credit back and are able to buy another property.

Needless to say, there is the ethical question of whether it is right to give back the home to the lender after the bank trusted you with the funds to purchase the house. There are two different manners to see this.

First, lenders make mortgages consistently with the knowledge that some people will default on the loan. This is the reason why the charge higher rates. Mortgages that are not being paid are a normal aspect of their business model.

Also, you may desire to ask yourself whether you prefer to keep your home and go through the stress of needing to come up with the funds to pay for your loan or to move somewhere else where you know you could easily make the monthly payments.

At the end, it is a personal choice whether to obtain a loan modification or to move out of the home. Before you make a decision, think about the impact that either decision would have on yourself and your family.
